What's wrong with my plumbing?
Pick what you're seeing. We'll tell you how urgent it is, what to do right now and how we fix it.
Water leaking or flooding
Do this now
- Close your main water shut-off. It's usually where the water line enters the house, in the garage, or by the meter near the street.
- If water is near outlets, cords or appliances, switch that circuit off at the breaker and stay out of the water.
- Move valuables, soak up what you can and take photos for insurance.
- Call us. Emergency calls are answered 24 hours a day.
What's usually behind it
A burst or cracked supply line, a failed water heater tank, a loose fitting under a sink, or a split washing machine hose.
What we'll do
We stop the leak, find the source and give you repair options and the price before we start.
Sewage backing up
Do this now
- Stop using water everywhere in the house: no flushing, showers, laundry or dishwasher.
- Keep children and pets away, and don't touch the water without gloves.
- Don't pour chemical drain cleaner in. It won't clear a main line and can splash back.
What's usually behind it
Usually a blockage in the main sewer line from roots, grease, wipes or a sagging pipe. On septic, the tank or lift pump may be the cause.
What we'll do
We clear the main line and tell you what caused it, so it doesn't happen again.
No hot water
Do this now
- Electric heater: check its breaker in your panel. Gas heater: check whether the pilot light is out, and relight it only if the label says it's safe to.
- If you smell gas, leave the house and call your gas company or 911 from outside.
- If water is pooling around the tank, close the cold water valve on top and turn off its power or gas.
What's usually behind it
A failed heating element or thermostat, a pilot or igniter problem, or a tank at the end of its life. Many tanks last around 8 to 12 years.
What we'll do
We repair or replace tank and tankless heaters and give you both options with prices.
Slow or clogged drain
Do this now
- Stop running water into that drain until it's cleared.
- A plunger is fine for one sink, tub or toilet. Skip chemical drain cleaners; they can damage pipes.
- Several drains slow at once, or a toilet gurgles when the tub drains? That points to the main line. Call us sooner.
What's usually behind it
Hair and soap in bathroom drains, grease and food in kitchen lines, or roots and buildup in older pipes.
What we'll do
We clear the clog and check whether it's a one-off or a sign of a bigger line problem.
Sewer smell in the house
Do this now
- Run water for a minute in any sink, tub or floor drain you rarely use. A dry drain trap lets sewer gas in.
- Check around the base of each toilet for rocking or moisture.
- If it smells like rotten eggs and you have gas appliances, leave and call your gas company. Natural gas has that smell added on purpose.
What's usually behind it
A dried-out drain trap, a failed toilet wax seal, a blocked vent, or a cracked drain line.
What we'll do
We track down the source and seal or repair it.
Water bill suddenly jumped
Do this now
- Turn off every faucet and appliance, then look at your water meter. If the dial still moves, water is leaking somewhere.
- Put a few drops of food coloring in each toilet tank. Color in the bowl within 15 minutes, without flushing, means that toilet leaks.
- Walk your yard and irrigation for broken heads or spots that stay wet.
What's usually behind it
A running toilet, a hidden leak under the slab or in a wall, or a leaking irrigation or outdoor line.
What we'll do
We find hidden leaks and fix them without opening up more than we have to.
Toilet running or overflowing
Do this now
- Overflowing? Turn the valve behind the toilet clockwise to shut off its water.
- Running nonstop? Lift the tank lid and press the flapper down to stop it for now.
- Don't keep flushing a clogged toilet.
What's usually behind it
A worn flapper or fill valve, or a clog in the toilet or the line past it.
What we'll do
We repair the parts or replace the toilet, and clear the line if needed.
Low water pressure
Do this now
- Check whether it's one faucet or the whole house. One faucet is often a clogged aerator you can unscrew and rinse.
- Ask a neighbor or your water utility in case there's work in the area.
- Whole house in an older home with galvanized steel pipes? The pipes may be closing up inside.
What's usually behind it
A clogged aerator, a failing pressure regulator, corroded galvanized pipes, or a hidden leak.
What we'll do
We test the pressure, find the cause and quote the fix, from a new regulator to a repipe.
Backflow test notice
Do this now
- Check the deadline on your letter.
- Find the backflow device. It's usually near the water meter or where your irrigation line starts.
- Send us a request with the letter handy.
What's usually behind it
Water utilities require backflow preventers to be tested every year to protect the public water supply.
What we'll do
We test the device, repair or replace it if it fails, and file the results with your utility for you.
